Does Brick Need to Be Sealed in Lexington, KY?

Sealing vs. Tuckpointing
Sealing is preventive maintenance for masonry that is already in sound condition. It does not fix mortar that has already failed, cracked brick, or an open joint — that is tuckpointing and repointing work, and it needs to happen first. Sealing a wall with failing mortar just locks the existing moisture problem in place.
What Does Masonry Sealing Cost?
Typical ranges run about $0.50–$1.50 per square foot for a breathable penetrating sealer on most brick or block walls, or roughly $300–$1,200 for a single chimney, small retaining wall, or porch, with a full exterior running $1,500–$4,000+ depending on square footage and access. Common questions
Will sealing stop my chimney from leaking?
Not on its own. If the leak is coming from a cracked crown or damaged flashing, that has to be repaired first — see our chimney leaking when the roof is fine page. Sealing is prevention for sound masonry, not a fix for an active leak.
How often does masonry need to be resealed?
Most breathable penetrating sealers hold up for roughly five to ten years depending on the product and how much sun and weather the wall takes. South- and west-facing walls tend to need it sooner than shaded ones.
Can sealing make a water problem worse?
Yes, if a non-breathable coating goes over brick that already has moisture trapped inside it — that moisture has nowhere to go and does damage from behind the sealed face. A breathable sealer applied to dry, sound masonry is the safe approach.
