Flat now, and still flat in ten years.
Brick Patios and Walkways in Lexington, KY
A brick or stone patio is only as good as what is underneath it. The visible work takes a few days; the base determines whether the patio is still level after ten Kentucky freeze-thaw cycles, and it is where cheap installations cut corners you cannot see.
What a proper base looks like
Excavation well below the finished grade, compacted aggregate in lifts rather than one deep dump, a bedding layer screeded flat, and edge restraint that keeps the field from spreading outward under load.
Skip the compaction or lay pavers on bare soil and you get exactly what you would expect: settlement, dips that hold water, and a patio that needs relaying in a few years.
Kentucky clay and frost movement
Our clay soils expand when wet and shrink when dry, and the freeze-thaw cycle lifts anything sitting on poorly drained ground. That is the mechanism behind almost every heaved walkway in Lexington.
The defences are drainage, proper base depth, and grading that moves water away from the house rather than toward it — which is worth getting right for the foundation regardless of the patio.
Materials and patterns
- Clay brick pavers — the traditional Lexington look, colour that will not fade
- Concrete pavers — wider range of shapes and sizes, generally lower cost
- Natural limestone flagstone — irregular, informal, and very much of this region
- Cut bluestone for a more formal terrace
- Running bond, herringbone, or basketweave — herringbone interlocks best under vehicle load
Slope it away from the house
A patio must fall away from the foundation. A dead-level patio against a house directs water to the wall, and a patio that slopes back toward the house is actively pumping water into the basement or crawl space.
This is not a detail — it is the first thing we set and everything else works around it.
Common questions
Lot lines, parcel numbers and assessment records are published by the Fayette County Property Valuation Administrator, which is worth checking before any work near a boundary.
How long does a paver patio last?
The pavers themselves last decades. Whether the patio stays flat depends almost entirely on base preparation and drainage.
Do pavers need sealing?
Not structurally. Sealing enhances colour and can help with stain resistance, and it is a maintenance commitment once started. It is optional, not required.
Why is my existing patio sinking in one spot?
Usually inadequate compaction under that area, or water finding a path and washing out the base. Localised areas can often be lifted, re-based, and relaid without redoing the whole patio.
Can you match the brick on my house?
Often closely, and on older Lexington homes an exact match on aged brick is rarely achievable. Sometimes a deliberate complementary choice looks better than a near-miss.
