Why brick spalls in a Kentucky winter

Spalling is freeze-thaw damage. Water soaks into the brick face, freezes, expands, and takes a layer of the face off with it.

Kentucky is close to ideal conditions for it — repeated crossings of freezing point through the winter rather than one long freeze, so the cycle runs many times a season. Once the hard outer face of a brick is gone, the softer interior absorbs water faster and the damage accelerates.

The usual underlying causes are a ground line that has been raised above the damp course, a downspout discharging against the wall, or repointing done previously in too hard a mortar. Fixing the brick without fixing the water source buys a few years at most.

Brick veneer or structural masonry?

Most houses built here since the mid-century are brick veneer — a single decorative wythe carrying no building load at all.

It matters for diagnosis. Cracking in a veneer is usually about the veneer itself, its support angle or its ties, rather than a structural problem with the house. In genuine structural masonry — older commercial buildings, some pre-war houses — cracking can mean something considerably more serious.

Stair-step cracking following the mortar joints, and cracks that are wider at one end, are the patterns worth having looked at rather than filled.

What Does Brick & Block Masonry Work Typically Cost in Lexington, KY?

Brick and block repair or rebuild work in the Lexington area typically runs $500-$5,000+ per project, as a typical range, depending on scope and access.

Small repairs – a handful of spalled brick replaced or a section of repointing – sit at the low end. A full wall rebuild, a new structural or garden wall, or column and step work runs higher, mostly driven by access, material matching, and how much old work has to come out first. Common questions

Is a crack in my brick wall serious?

It depends on the pattern. Fine hairline cracks in mortar are common and usually cosmetic. Stair-step cracking that widens toward one end, or cracks that have grown measurably, are worth a look before they are filled.

Can spalled brick be replaced individually?

Yes. Damaged units are cut out and replaced, ideally with reclaimed brick of similar hardness. The important part is correcting the water source at the same time.

Do you build block foundations and garden walls?

Yes — block, brick and stone, structural and decorative. Freestanding garden walls need a proper footing below frost depth here, which is a common shortcut in cheaper work.
