Foundation masonry repair in Lexington, KY covers the block, brick, and stone work that makes up the base of the house — and the first job on any of it is working out whether you are looking at a cosmetic crack or active structural movement. Those two things get very different responses.
Reading a crack
Not all cracks mean trouble. Fine vertical hairline cracks in a block wall are extremely common and frequently just shrinkage and settlement from early in the building’s life.
What warrants attention is different: horizontal cracking along a mortar bed course, stepped diagonal cracking at corners, cracks that are wider at one end, walls bowing inward, and any crack that has visibly changed. Horizontal cracking in a basement block wall in particular points to lateral soil pressure and deserves prompt attention.

We do the masonry: rebuilding deteriorated stone and block, repointing foundation joints, repairing parge coat, resetting brick below grade, and correcting the drainage and grading that caused the damage in the first place.
Where a wall needs engineered stabilisation — piers, carbon fibre straps, wall anchors, underpinning — that is structural engineering work, and the honest thing to do is say so rather than sell masonry repairs over a moving foundation. We will tell you when you need an engineer before you need a mason.
The cause is nearly always water
- Grade sloping toward the house instead of away from it
- Downspouts discharging at the foundation rather than carried away
- Gutters overflowing or missing entirely
- Clogged or absent footing drains
- Flowerbeds built up above the top of the foundation wall
- Kentucky clay expanding against the wall when saturated
Fix the water first
Repairing masonry without correcting the water that damaged it is repainting a wall while the roof still leaks. Extending downspouts and regrading the first several feet around the house are cheap, unglamorous, and frequently the highest-return work on the whole property.

Is a crack in my foundation serious?
Fine vertical hairline cracks are usually not. Horizontal cracks, stepped diagonal cracks, bowing walls, and any crack that is widening are worth having looked at promptly.
Do you do structural repairs?
We do masonry repair. Engineered stabilisation — piers, anchors, carbon fibre, underpinning — is a structural engineering scope, and we will say so plainly rather than papering over movement.
Can you repair a stone foundation on an old house?
Yes, and it is common work on older Lexington homes. It gets repointed with a soft, lime-rich mortar appropriate to the stone, not modern hard mortar.
How much of this is really drainage?
Most of it. Correcting grading and downspouts is usually the cheapest and highest-value part of any foundation project.
