The masonry everyone in the house walks on daily.
Brick Steps and Porch Repair in Lexington, KY
Front steps and porches take more abuse than any other masonry on a house — foot traffic, direct weather on every surface, de-icing salt in winter, and water sitting on a horizontal plane. They are also the first thing anyone sees, which is why this is such common work in Lexington’s older neighbourhoods.
What goes wrong
- Treads settling and pitching back toward the house, so water runs to the door
- Spalled brick faces — accelerated badly by de-icing salt
- Open joints and loose treads that rock underfoot
- The porch slab separating from the house wall
- Cracked or missing porch piers under the floor structure
- Handrails loose in their anchors, which is a genuine safety issue
De-icing salt is the main villain
Rock salt drives moisture into masonry and dramatically accelerates freeze-thaw spalling on brick and concrete. Most badly spalled front steps in Lexington were salted every winter for years.
Sand for traction, or a calcium magnesium acetate product if you must melt. Ordinary rock salt on brick steps shortens their life considerably.
Rebuild or repair
Individual settled treads, open joints, and a handful of spalled brick can usually be repaired in place. Once steps have moved as a unit — the whole flight tipping or pulling away from the house — the base has failed and rebuilding on a proper footing is the durable answer.
Patching a flight of steps whose foundation is moving buys a season or two and no more, and we will tell you when that is what a repair would be.
Getting the geometry right
Riser height and tread depth need to be consistent through a flight. Inconsistent risers are a genuine trip hazard, and it is a common defect in steps rebuilt piecemeal over the years by different hands.
Where a rebuild is happening anyway it is worth correcting the geometry and, on a public-facing entrance, checking the handrail requirement with Lexington-Fayette Urban County Government.
Common questions
Lot lines, parcel numbers and assessment records are published by the Fayette County Property Valuation Administrator, which is worth checking before any work near a boundary.
Can spalled brick be resurfaced?
Surface patches on spalled brick rarely hold — the face has already failed and the patch has nothing sound to bond to. Replacing the affected brick is the durable repair.
Why do my steps pitch toward the house?
Settlement, usually from an inadequate footing or from water undermining the base. It matters because it directs water at the door and the foundation.
What should I use for ice on brick steps?
Sand for traction is safest for the masonry. If you must melt, calcium magnesium acetate is gentler than rock salt. Rock salt is what destroys brick steps.
Can you match the brick on my 1920s house?
Closely. Salvaged brick of the right period is often the better match than anything new, and we will look for it where the repair area is visible.
