Is Brick Veneer Cracking a Foundation Problem or a Cosmetic One?
A diagonal stair-step crack in brick veneer, especially one wider at the top than the bottom, usually points to foundation settlement — not a veneer defect. A vertical hairline crack in a single mortar joint is often just seasonal movement.
What veneer cracking is actually telling you
Brick veneer is a non-structural skin hung off the house frame — it doesn’t hold the building up, but it does mirror whatever the foundation underneath it is doing. That’s why a good mason reads veneer cracks as a symptom, not the problem itself.
The pattern matters more than the width. Stair-step cracks that follow the mortar joints diagonally, cracks over window and door corners, and cracks that widen toward one end of the wall are the classic signs of differential settlement — one part of the foundation moving more than another. A single straight vertical crack, uniform top to bottom, is far more often ordinary thermal or moisture movement in the mortar.
Repointing the crack is not the fix if the foundation is still moving
We will not repoint or replace cracked brick over active settlement and call it done — new mortar in a joint that’s still moving just cracks again within a season or two. If the pattern says settlement, that gets confirmed (and referred to a foundation specialist if needed) before any masonry repair, so the money spent on repair actually holds.
Once the foundation is stable, the veneer repair itself is straightforward: cut out the damaged brick and mortar, tie the new brick back to the wall correctly, and match the mortar color and joint profile so the repair doesn’t stand out.

Repointing and rebuilding a cracked section of brick veneer typically runs $500–$5,000+ per project, depending on how much brick is affected and whether matching brick has to be sourced. This is a typical range, not a quote — foundation-related repairs cost more once the underlying settlement is addressed separately.
Common questions
Should I worry about a small crack in one brick?
One isolated crack in a single brick is usually not urgent. Multiple stair-step cracks across a wall, or a crack that’s visibly growing, is worth a same-season look.
Can you tell if it’s settlement without a foundation engineer?
We can read the pattern and tell you whether it looks like settlement, but we’re not structural engineers. Where the signs point to active movement, we say so and refer out before touching the brick.
Will homeowners insurance cover this?
Rarely for gradual settlement — most policies exclude it as a maintenance issue. Sudden damage from a specific covered event is a different conversation with your carrier.
